TTTF
The default and the right call. Modern brown-patch-resistant TTTF (Rebel IV, Cochise IV, Falcon V, Titanium 2LS) handles Zone 7a heat without dormancy.

Hybrid Bluegrass
HBG
Solar Green, Thermal Blue Blaze — KBG aesthetics with TTTF heat tolerance. Best bluegrass option for Zone 7a.
Best for: Full sun, bluegrass-look without pure-KBG risk
TTTF/KBG Blend (80/20 TTTF-heavy)

TTTF carries summer; small KBG percentage adds rhizome self-repair.
Best for: Long-term full sun — best of both
Fine Fescue Blend
Fine Fescue
Shade option but borderline — Zone 7a heat strains fine fescue in mid-summer.

- ·Early April: pre-emergent crabgrass at soil temp 55°F
- ·First mow at 4 inches; maintain 4 inches for heat resilience
- ·0.75 lb N/1000 sqft mid-April
- ·Spot-overseed thin areas with TTTF
Summer
- ·Mow at 4 inches
- ·1.5–2" water per week; deep + infrequent; early-morning only
- ·No June–August N on TTTF (brown patch trigger)
- ·Brown patch + Pythium watch — fungicide rotation for showcase
Fall
- ·Primary overseeding window: Sep 10 – Oct 20
- ·1 lb N/1000 sqft early-mid September
- ·Aerate + overseed
- ·Final mow at 3 inches late November
Winter
- ·Limited dormancy — green most of winter in mild years
- ·Light freeze-thaw cycles
- ·Plan spring buys in January
Watch For
Common Zone 7a problems.
Brown patch on TTTF (heavy in Zone 7a)
Critical Zone 7a issue. Early-morning watering only. Reduce summer N. Modern resistant cultivars + rotational fungicide for showcase lawns.
Pythium blight in mid-summer
High humidity + heat trigger. Avoid evening watering. Improve drainage. Resistant cultivars.
Gray leaf spot on PRG
PRG is borderline here in summer; avoid PRG-heavy blends except as winter overseed.
Heat stress on pure KBG
Don't grow pure KBG in Zone 7a without irrigation. Use HBG or TTTF instead.
Crabgrass + goosegrass + dallisgrass pressure
Pre-emergent at soil temp 55°F (early April). Two-app strategy. Quinclorac for crabgrass post-emerge.
Bermuda encroachment in transition-zone lawns
